While data on used manufactured homes is less consistently reported than for new shipments, some indicators show a rising secondary-market activity. For example, the marketplace MHVillage reports that “last year more than 80,000 homes were sold on their site, with a combined transaction value exceeding $3 billion.” MHVillage Resources

According to Federal Housing Finance Agency (FHFA) house-price indexes, manufactured homes increased in value by 7.9 % between Q2 2023 and Q2 2024. FHFA.gov

A study by Urban Institute shows manufactured homes including land have appreciated similarly to site-built homes over a 24-year span. 

 

The fact that used/older manufactured homes hold value and have an active resale market supports the idea that investing in used units can be a viable strategy: lower cost, rising demand, value appreciation.

Implication for investment:

Including used mobile homes expands the asset pool significantly (lower entry cost + broader availability), while the appreciation and resale activity support the liquid value side of the business. This enhances the “why invest” case by adding both acquisition discount and exit potential.
